Introduction:

Harbour Town Perth features factory outlet centre is located at the old Perth Market site in West Perth. The 1.9ha site was owned by a Lewis Land property fund and the Australian
Government Future Fund, and sold to Far East Organisation of Singapore in 2013.

Project Description:

To set up all HVAC services for Harbour Town, a brand direct retail complex of 120 stores. The basic rectangular shape of this shopping mall required four main plant rooms, with one at each corner. Ductwork extended outwards along each of the malls. Mechanical services included:

  • Three air cooled chillers (3,600 kW capacity)
  • 12 variable and 7 constant volume CHW air handling systems
  • 173 electric reheat VAV boxes
  • Provision of a DDC Building Management System
Technical Challenges:

The construction schedule required all mechanical work to be completed and functional within three months. The fit-out work for each of the tenancies were also required to be completed within three months. By working closely with the Mechanical Engineer, the builder, and various individual fit-out contractors, all necessary design work was completed and approved on time. All occupied tenancies were handed over, with base contract works, in time for the grand opening.
